This powerpoint presentation begins by providing a brief overview of projections of future demand that arefundamentally based on two factors, measures of development andunit demands. Measures of development typically fall intotwo categories: demographics such as population (residential demand) and employment (commercial demand); and,land area by land use category. The Development Visionfor unprecedented landuse must be better-defined by developers. After the patterns for land use categories and thedevelopment characteristics are defined, land area and development feature unitdemands must be determined. Historical unit demand valuesprovide the basis for future planning criteria. Examples are provided of Historical Unit Demands andDevelopment Feature Measures. Presentation conclusions indicate the following:demand for unprecedented land uses are best projectedusing land area and synthesized land area unit demands;land area unit demands can be synthesized from historicdevelopment feature measures and unit demands;development feature measures usually involve buildingfloor area or irrigated land area; and,Floor Area Ratio (FAR) is the best indicator ofdevelopment intensity and resulting demand.
